Most people start their barndominium search by scrolling through barndominium plans online. That’s a good way to figure out what you like. The catch is that a stock plan was drawn for somebody else’s lot, somebody else’s county and somebody else’s family.
O’Neil Metal Buildings & Barndominiums designs barndominium plans around your land, how you live and how you’ll use the building, then builds them turnkey, from permits to finished interiors. We’re based in Belleville in the Metro East and build throughout all of Illinois and Missouri.

How O’Neil Barndominium Plans Work
A barndominium gives you a big, clear interior to work with. Clear-span framing means you don’t need load-bearing walls in the middle of the house, so the floor plan can go where you want it. That’s the fun part, and it’s also why a plan has to start with real answers:
- Where’s the land? Road access, slope, drainage, sun and setbacks all affect where the house sits and which way it faces.
- How will you use it? Living space only, or living space plus a shop, garage, equipment storage or a hobby space.
- Who lives there? Bedrooms, bathrooms, home office, guest space, room to grow.
- What does your county require? Zoning, setbacks and permit rules change from one county or town to the next.
We take those answers and lay out a barndominium floor plan and structure that fit your site. It isn’t a one-size-fits-all kit.
Barndominium Floor Plans by Size: 1,800 to 7,000 Square Feet
We’re developing barndominium floor plans in four size options. They aren’t finished plans yet, and you won’t find drawings or renderings here. Think of them as starting points for a conversation about how much room you need and how you want to use it.
| Size option | Layout ideas we’re developing for this size |
|---|---|
| About 1,800 sq ft | A one-story home for a smaller household or empty nesters: open kitchen and great room, a primary suite plus guest rooms, and room to add a covered porch or an attached garage. |
| About 3,000 sq ft | A family-size home: more bedrooms, a bigger great room, a mudroom and laundry, and an option to pair the house with an attached garage or shop. |
| About 5,000 sq ft | A larger home or a home-plus-shop build: living quarters on one end and a shop or oversized garage on the other, with room for a loft or second-floor space. |
| About 7,000 sq ft | A big home-plus-shop or multi-use build: generous living space, a large shop or equipment bay, and space for guest quarters, a home office or a hobby room. |
Sizes are approximate and every build is custom. If your number falls between these options, or outside them, that’s fine. Tell us what you need and we’ll size the plan to fit.
Barndominium Floor Plan Ideas to Bring to Your First Meeting
These are ideas, not finished plans. Mix and match them, then bring your list to your first conversation with us.
- Home plus shop under one roof. Living quarters on one end, a shop or oversized garage on the other, with a mudroom or drop zone in between.
- Bedroom layouts. A split layout with the primary suite on one side of the house and the other bedrooms on the other, or all bedrooms grouped together down one hall.
- Open great rooms with vaulted ceilings and a kitchen island that faces the living area.
- Covered porches and lean-tos on the front, back or wrapped around the house, for shade, storage and curb appeal.
- Lofts and second floors for a bonus room, kids’ space, office or guest sleeping area, where the design calls for them.
- Attached or detached garages sized for trucks, trailers, a boat or farm equipment.
- Hobby and flex space, from a home gym to a golf simulator. See our golf simulator barndominiums.
- Smaller footprints. If you want to keep it compact, see our tiny barndominium homes.
Found barndominium house plans online that you like? Bring them. We can use them as a reference for what you want and design a plan that fits your land and gets built the O’Neil way. Want to see how these ideas come together in a finished house? See our barndominium homes page.
Every Plan Is Built the O’Neil Way
The floor plan is what you see. The frame is what you live inside for the long haul. Whatever plan you choose, here’s what goes underneath it on an O’Neil post-frame barndominium:
- Laminated columns that never touch dirt. 3-ply and 4-ply laminated columns anchored to concrete with heavy steel brackets, so the wood stays above grade.
- Columns 8′ on center for a stiffer frame under walls, windows and finishes.
- Girts and purlins 2′ on center, with every purlin set in a bracket.
- Engineered trusses, always bolted to the columns, never just nailed.
- 26-gauge steel roof and walls with lifetime paint.
Prefer steel? We also build full-steel structural barndominiums. See Wood Post-Frame vs. Full-Steel Barndominiums on our main barndominium page.
From Barndominium Plan to Quote: How the Design Process Works
- Tell us about your project. Use our free quote form or call (618) 337-6100. Let us know where your land is, which size option is closest to what you want (1,800, 3,000, 5,000 or 7,000 sq ft, or something else), and any layout ideas from the list above.
- Talk it through. We go over how you’ll use the building, your timeline and your site.
- Lay out the plan. We put together a barndominium floor plan and structure, post-frame or steel, around your land and your list.
- Get your quote. You get a quote built on your plan and your site, for a turnkey build or a shell material package.
- Permits and build. If you go turnkey, we handle permitting, concrete, the shell, plumbing, HVAC, electrical and finished interiors, then walk the finished home with you. See how our process works.
Turnkey Build or Shell Material Package
You can take your barndominium plan two ways with O’Neil:
- Turnkey. One builder from permits to move-in: permitting, concrete, the shell, plumbing, HVAC, electrical and finished interiors. You don’t have to act as your own general contractor.
- Shell material package. If you or your crew will build it, we supply the shell materials for your plan: posts/columns, trusses and framing, steel, trim, doors, windows and gutters. Concrete and labor aren’t included.
Not sure which fits? Ask when you request your quote and we’ll walk you through both. For more on how a material package compares with a kit, see our main barndominiums page.
What Will Your Barndominium Plan Cost to Build?
It depends on the plan: the size, how much is living space and how much is shop, post-frame or steel, your site work and utilities, and your finish level. Our barndominium cost guide walks through published per-square-foot averages, what they leave out, and how shell and turnkey quotes differ. Barndominium Plans for Illinois and Missouri Land
A plan that works on flat Central Illinois farm ground may need changes on a wooded Ozark slope. Frost depth, wind exposure, drainage and local permit rules all vary across both states, and we design the footings, slab and placement for your site.

Barndominium Plans FAQs
Do you sell stock barndominium plans?
We design barndominium plans around your land and how you’ll use the building, then build them. We’re developing size options at about 1,800, 3,000, 5,000 and 7,000 square feet as starting points, but every plan is customized before it’s built.
Can I see your barndominium floor plans?
Our size options are still in development, so we aren’t publishing finished floor plans or renderings yet. Request a free quote, tell us which size is closest to what you want, and we’ll talk through layout ideas for your land.
Can you build from a barndominium plan I found online?
Bring it. We can use it as a reference for the size and layout you like, then design the plan and structure to fit your site, your county’s requirements and the way O’Neil builds.
Can a barndominium floor plan include a shop or garage?
Yes. Home plus shop under one roof is one of the most common barndominium layouts: living quarters on one end and a shop or oversized garage on the other.
Do you build barndominium plans with lofts or second floors?
Yes, where the design calls for them. Lofts work well for bonus rooms, offices and guest sleeping space.
How much does it cost to build a barndominium plan?
It depends on size, framing system, site work, utilities and finishes. See our barndominium cost guide for published averages, or request a free quote for a number on your plan.
Where do you build?
Throughout all of Illinois and Missouri, from our base in Belleville in the Metro East.
