Missouri is great barndominium country. You’ve got open farm ground up north, wooded acreage in the Ozarks, river-bottom land, and plenty of rural lots just past the St. Louis and Kansas City suburbs. What a lot of Missouri buyers struggle to find is one builder who will take a barndominium all the way from bare land to a finished home.
That’s what O’Neil Metal Buildings & Barndominiums does. We build turnkey post-frame barndominiums throughout all of Missouri from our St. Louis and Metro East base in Belleville, IL. St. Louis, Kansas City, Springfield, Mid-Missouri, the Ozarks, the Bootheel, northern Missouri: if your land is in the state, it’s in our service area. So if you’re a Missourian typing “barndominium builders near me,” you’ve found one that will come to your land, walk the site with you and build the whole house.

One Builder From Building Permit to Move-In
Plenty of Missouri barndominium quotes stop at the shell. You get a frame, a roof and steel walls, and then you’re the general contractor. You hire the plumber, the HVAC company and the electrician, and you get the house through inspection yourself. That isn’t how we build.
Every O’Neil turnkey barndominium includes:
- Building permit. We handle the building permit on every build and work with your county or city.
- Driveway entrance, zoning and floodplain approvals. If your property needs them, we can take care of these approvals for you, too.
- Concrete. Site prep, footings and slab built for the structure on top of them.
- The shell. Laminated-column post frame, engineered trusses, roof, siding, doors and windows.
- Plumbing, HVAC and electrical. Roughed in and finished.
- Finished interiors. Walls, ceilings and finishes completed to your plan.
Septic and well approvals aren’t part of our scope. You arrange those through your county or local health department, and we’re glad to point you in the right direction.
You get one point of contact and one schedule from the first site visit to the final walkthrough. See how our process works, or read more about us as barndominium builders.
Building a Barndominium in Missouri: What’s Different Here
No two Missouri properties are alike, and the paperwork and site work change a lot from one county to the next. Here’s what we plan for on Missouri builds.
Permitting changes from county to county
Missouri is a patchwork. Inside city limits and in the more developed counties around St. Louis, Kansas City and Springfield, you’ll usually go through a full building permit and inspections. Out in rural Missouri, some counties have little or no building code, but you can still need other approvals, such as septic, a well, a driveway entrance, zoning or floodplain rules. Lenders and insurers may also want to see proper documentation either way.
It’s easy to assume “no county permit” means “no paperwork.” Usually it doesn’t. O’Neil handles the building permit on every build, and we can also handle the driveway entrance, zoning and floodplain approvals for you. Septic and well approvals are arranged by the owner through the county or local health department. We don’t handle those permits, but we can point you in the right direction early, so nothing catches you off guard halfway through.
Ozark hills, river bottoms and open farm ground
Missouri land types vary a lot:
- The Ozarks often means rocky soil, slopes and wooded lots, so getting the building pad right is a big part of the job.
- River-bottom land along the Missouri and Mississippi raises drainage and floodplain questions that are worth answering before you settle on a building spot. We can handle the floodplain approval for you.
- Northern and western Missouri farm ground is open and exposed to wind, which makes the truss-to-column connection matter even more.
- Lots on the edge of the metro around St. Louis and Kansas City can come with subdivision covenants or zoning rules on exterior materials. Check any covenants early. We can handle the zoning approval.
We walk the site with you and plan the pad, the concrete and the building placement around what’s actually there.
Frost depth and footings
Missouri winters freeze the ground, and how deep it freezes depends on where you are in the state and what your local code requires. Your footings and slab need to be designed for that. We design the concrete for your site and your local requirements instead of using a one-size plan for the whole state.
How an O’Neil Post-Frame Barndominium Is Built
Here’s what goes into the frame of every O’Neil post-frame barndominium in Missouri.
Columns that never touch dirt
This is the biggest difference, and the first thing to ask any post-frame builder. On many pole barns and post-frame homes, the posts are buried in the ground, where the wood sits in soil and moisture. O’Neil columns never touch dirt. We use 3-ply and 4-ply laminated columns and anchor them to the concrete with heavy steel brackets, so the wood stays above grade. When you collect Missouri barndominium quotes, ask every builder where their posts go.
Columns 8′ on center
Our columns are set 8 feet on center for a stiffer frame under the walls, windows and interior finishes.
Girts and purlins 2′ on center, every purlin in a bracket
Wall girts and roof purlins go in at 2 feet on center. Every purlin sits in a bracket, so it isn’t just nailed on top of the truss. That gives the roof steel and interior ceilings a solid, even base to fasten to.
Engineered trusses, always bolted
Our trusses are engineered for the building and always bolted to the columns, never just nailed. That’s a positive connection built for Missouri wind, storms and snow loads.
26-gauge steel with lifetime paint
Roof and wall panels are 26-gauge steel with a lifetime paint finish, for a tough, low-maintenance exterior in the color you choose.

Missouri Barndominium FAQs
Do you build barndominiums everywhere in Missouri?
Yes. O’Neil builds throughout all of Missouri from our St. Louis and Metro East base, including St. Louis, Kansas City, Springfield, the Ozarks and rural areas in every part of the state.
Do I need a building permit for a barndominium in Missouri?
It depends on your city and county. Some rural Missouri counties have little or no building code, while cities and more developed counties require full permits and inspections. O’Neil handles the building permit on every build and can also handle driveway entrance, zoning and floodplain approvals for you. Septic and well approvals are arranged by the owner through the county or local health department, and we can point you in the right direction.
Can you build a barndominium on Ozark or hilly land?
Yes. Rocky ground and slopes mean more site prep, and we plan the building pad, concrete and placement around your site before construction starts.
