Barndominium Cost in 2026: What a Turnkey Barndominium Costs Per Square Foot

“How much does a barndominium cost?” is usually the first question people ask. The honest answer depends on your size, land and finishes, but you shouldn’t have to start from zero. This guide pulls together the published national averages, explains what they include and leave out, and shows you how to tell a turnkey price from a shell price.

O’Neil Metal Buildings & Barndominiums builds turnkey post-frame barndominiums throughout Illinois and Missouri from our base in the St. Louis Metro East. When you want a number for your own land and plan, that’s what our quotes are for.

Barndominium Cost Per Square Foot: The Published National Averages

Here’s what two widely cited cost publishers report for 2026. These are national averages published on the internet, not O’Neil prices and not a quote.

Build type Published national average Source
Turnkey barndominium (finished, move-in ready) $145–$215 per square foot (national median) Barndo Finder, Barndominium Cost Report 2026
Erected shell only (no interior finish) $45–$75 per square foot (national median) Barndo Finder, Barndominium Cost Report 2026
High-end custom turnkey $225–$350+ per square foot PrefabMarket, Barndominium Cost

A few things to keep in mind when you read these numbers:

  • They’re national. They are not based on O’Neil’s jobs, and your county, site and finishes all move the number. (See the Missouri and Illinois averages below.)
  • “Turnkey” means finished. The $145–$215 range describes a finished, move-in-ready home: plumbing, electrical, HVAC, insulation, drywall, flooring, cabinets and baths.
  • High-end means custom. Premium cabinetry, fixtures, flooring and complex designs push a build into the $225–$350+ range.

How Much Does a Barndominium Cost by Size?

To show what those per-square-foot averages mean in total dollars, here’s the math on a few common sizes. Each total is simply the square footage multiplied by the published range. Again, these are illustrations of national averages, not O’Neil prices.

Size Square feet Turnkey at $145–$215/sq ft High-end at $225–$350+/sq ft
30×50 1,500 $217,500–$322,500 $337,500–$525,000+
40×50 2,000 $290,000–$430,000 $450,000–$700,000+
40×60 2,400 $348,000–$516,000 $540,000–$840,000+
50×60 3,000 $435,000–$645,000 $675,000–$1,050,000+

Example: a 40×60 is 40 × 60 = 2,400 sq ft. 2,400 × $145 = $348,000, and 2,400 × $215 = $516,000.

Two notes on the size table. Per-square-foot cost doesn’t stay perfectly flat as a building grows or shrinks: a smaller home still needs a kitchen, bathrooms and mechanical systems, so it tends to price toward the top of a range. And Barndo Finder’s square footage refers to heated living area. A shop bay or garage under the same roof usually costs less to finish than living space, so a home-plus-shop build won’t price the same way across every square foot.

What Barndominium Cost Averages Don’t Include

This is where a lot of barndominium budgets go wrong. The published per-square-foot ranges cover the building. They exclude:

  • Land
  • Well
  • Septic
  • Driveway
  • Site work (clearing, grading and preparing the building pad)
  • Utility runs (bringing power, water and other services from the road to the house)

On rural land these items vary a lot from one property to the next, and a long driveway, deep well or long utility run can move a budget more than a finish upgrade. Plan for each as its own line item, and ask your lender early how they handle site costs.

Shell vs. Turnkey: Why Barndominium Quotes Look So Different

If you’ve collected barndominium prices online, you’ve seen numbers that look too good to be true next to numbers that look high. Usually the difference is what’s being priced.

A shell is the erected structure: the frame, roof and walls, closed in, with no finished interior. Barndo Finder’s published national median for an erected shell is $45–$75 per square foot. After the shell goes up, you (or the contractors you hire) still have to add plumbing, electrical, HVAC, insulation, drywall, flooring, cabinets, fixtures and everything else that makes it a home.

A turnkey barndominium is finished and ready to move into. That’s the $145–$215 per square foot national median.

A quick rule of thumb: a quote under about $100 per square foot is usually a shell, not a finished home. That’s not a bad thing if a shell is what you want. Just make sure you’re comparing shell to shell and turnkey to turnkey. When you’re reviewing any quote, ask:

  1. Does it include permits?
  2. Does it include the concrete slab and footings?
  3. Does it include plumbing, HVAC and electrical, roughed in and finished?
  4. Does it include drywall, flooring, cabinets and fixtures?
  5. Who is the general contractor: the builder, or you?

If the answer to number five is “you,” you’re buying a shell and managing the rest of the build yourself.

What a Turnkey Barndominium From O’Neil Includes

O’Neil builds turnkey. We don’t hand you a shell and leave. One builder handles the whole job:

  • Permitting. We work with your county or city building department.
  • Concrete. Site prep, footings and slab built for the structure on top of them.
  • The shell. Wood post-frame structure, roof, siding, doors and windows.
  • Plumbing, HVAC and electrical. Roughed in and finished, so the house works on day one.
  • Finished interiors. Walls, ceilings and finishes completed to your plan.

You get one point of contact and one schedule, instead of acting as your own general contractor. Learn more on our barndominium builders page.

Where Your Money Goes: How an O’Neil Post-Frame Barndominium Is Built

When you compare barndominium costs, compare what’s inside the walls too. Two quotes can show the same size and very different structures. Here’s what goes into an O’Neil post-frame barndominium.

Laminated columns that never touch dirt

This is the first thing to ask any post-frame builder about. On many pole barns and post-frame homes, the posts are buried in the ground, where the wood sits in soil and moisture. O’Neil columns never touch dirt. We use 3-ply and 4-ply laminated columns and anchor them to concrete with heavy steel brackets, so the wood stays above grade. When you’re comparing prices, ask every builder where their posts go.

Columns 8′ on center

Our columns are set 8 feet on center for a stiffer frame under walls, windows and interior finishes.

Girts and purlins 2′ on center, every purlin in a bracket

Wall girts and roof purlins go in at 2 feet on center, and every purlin sits in a bracket. That gives roof steel and interior ceilings a solid, even base to fasten to.

Engineered trusses, always bolted

Our trusses are engineered for the building and always bolted to the columns, never just nailed. That’s a positive connection built for Midwest wind and snow.

26-gauge steel with lifetime paint

Roof and wall panels are 26-gauge steel with a lifetime paint finish, for a tough, low-maintenance exterior in the color you choose.

Barndominium Cost in Missouri and Illinois

Barndo Finder’s 2026 report also publishes state and regional averages. Like the national figures, these are published averages from the internet, not O’Neil prices or quotes, and they exclude land, well, septic, driveway, site work and utility runs.

Area Turnkey (published average) Shell (published average) 40×60 (2,400 sq ft) turnkey
Missouri $130–$195 per sq ft $40–$65 per sq ft 2,400 × $130–$195 = $312,000–$468,000
Illinois $140–$210 per sq ft $40–$70 per sq ft 2,400 × $140–$210 = $336,000–$504,000
Midwest (regional median) $130–$200 per sq ft

Within either state, what you’ll actually pay depends on your county’s permit and code requirements, your soil and site, how far the house sits from the road and utilities, and the finish level you choose.

The only way to get a real number for your property is a quote built around your land and your plan. O’Neil builds throughout Illinois and Missouri, and we’ll walk your project with you and price it turnkey, permits through finished interiors.
